Stone Meadows Farm developer to present engineering plans

At the Middletown Township Board of Supervisors meeting 7 p.m. Monday, Nov. 14, Metropolitan Development Group, the developer of Stone Meadows Farm, the last remaining open space parcel in the township is expected to present its engineering plans, including a sewage plan.

In December 2021 the Middletown Board of Supervisors approved Metropolitan’s plan for Stone Farm at a public meeting. The plan clustered an age-restricted 55+ townhouse development in the center of the property. Some single-family 55+ houses were included in the plan along Summit and Tollgate roads. The area is adjacent to Newtown Borough and Newtown Township and across from George School.

Save Stone Meadows Farm negotiated and supported decreasing housing units and increasing buffers. A separate settlement agreement with SSMF was negotiated and signed, stipulating use of only native plants and two interpretive signs along public access trails.

The front of the property on Route 413 includes two drives that loop through the development and includes 25 acres of open space protecting the view from the road. The front open space will be planted similar to nearby Pennswood Village as a wildlife habitat with native grasses and wildflowers, birdhouses, benches and a trail. The back end on Fulling Mill includes a conservation easement over 67 acres representing 2 lots with a housing opportunity on each.

In May, the Stone family completed the sale of and easement to Bucks County, and of the remaining property to Metropolitan. The overall plan will remain the same as approved in December.
