Seventy townhouses will be going up on a 13.2-acre property at 1700 Woodburne Road in Middletown if Fort Washington-based Westrum Development Company is able to secure necessary approvals.
The parcel is the former home of the Neshaminy School District's Dwight D. Eisenhower Elementary School, which closed many years ago. It now houses Delta Community Supports, which provides training for adults with mental and physical disabilities, an adult day care and a food pantry. All would have to find new locations if construction of the townhouses proceeds. The large former school building on the land would be demolished.
The location in the Levittown part of Middletown is close to the Five Points intersection and just across Woodbourne Road from the new SmartStop self storage business. According to plans on file in the township, the development would consist of several interconnected structures of three or four townhouses each, with provisions made for stretches of open space and other features.
Officials from Westrum and Rob Gundlach, the attorney representing Westrum on the project, did not respond to requests for more information.
The Middletown Zoning Hearing Board is scheduled to consider four variances requested by Westrum at its June 28 meeting, which starts at 7 p.m. in the township municipal building at 3 Municipal Way.
The variances, if granted, would give the developer relief from normal requirements in the P (Professional) zoning district where the property is located.
The variances requested are to allow townhouses in the Professional district, building heights exceeding 35 feet, a buffer yard less than 75 feet in width and to allow construction in a wetland margin in excess of the permitted disturbance limitation.
