What effect will future development have on Route 413?

Later in this summer, PennDOT will finalize plans for the section officially noted as the U.S. 1 Section RC-3 Interchange. Similar to many of those who have in the last year either attended a meeting or spoke to their neighbors and friends, I continue to have numerous questions and concerns.

Those living in subdivisions between Langhorne Borough and Newtown Borough already have experienced the day-in/day-out difficulty entering and exiting Route 413. What will it be in 2026 and the future?

Traffic studies by professional traffic engineers both from JMT, PennDOT’s engineering firm, as well as a consultant retained by Langhorne Borough Council have provided crash data, gap studies and more – pages and pages. They have told us about the percentage of additional vehicle trips and more – pages and pages for 2022.

In study after study, there is no reference to what the impact of existing and future housing and retail development planned for this region will have on the projected additional vehicles per day and what impact it would deliver.

As an example, the bucolic Stone Meadows Farm will soon “sprout” 148 age-restricted residences capable of additional vehicles per day; Oxford Valley Mall area is planned to accommodate approximately 600 apartments and a retail-office complex in that area of Middletown Township without projected data for vehicles per day. Wegman’s Prickett Preserve in Lower Makefield Township now in construction certainly will bring vehicles, delivery trucks and traffic to Langhorne Borough. Why? PA Route 413 is the main arterial route from Bristol Township to Doylestown and through most of Bucks County.
