As part of the mammoth NorthPoint redevelopment project at the former U.S. Steel site, the Falls Supervisors authorized construction of an additional 3 million square feet of warehouse space on May 22.
The board voted unanimously to grant preliminary and final land development approval to NorthPoint Development to construct four additional warehouse buildings totaling more than 3 million square feet at 1 Ben Fairless Drive. Identified as buildings seven through 10, the warehouses will be a little more than 1 million square feet, 1.2 million square feet, 354,432 square feet and 369,200 square feet, respectively.
The construction will mark phase three of the redevelopment of the 1,800-acre former U.S. Steel site.
In all, NorthPoint intends to build 20 or more state-of-the-art industrial warehouse buildings totaling 10 million square feet, with the potential for 15 million square feet.
Officials have said that once complete, the redevelopment will create as many as 14,000 new jobs.
NorthPoint has not yet secured tenants for phase three construction.
The overall development is expected to continue for another five or six years, NorthPoint Development Director of Development Jeremy Michael said previously.
The developer will invest $1.5 billion in the transformation of the site. In all, NorthPoint will spend an estimated $40 million to $45 million to remediate the site.
In other business, the supervisors voted unanimously to permit a minor subdivision of an 18-acre parcel at 150 Solar Drive, which is part of NorthPoint’s property. NorthPoint officials said the 3.06-acre lot would be used to house the developer’s headquarters on the site. Until present, NorthPoint has been operating from a trailer and would like to have a permanent for its team.
